Nestled in the rolling dunes adjacent to Lake Michigan, Norton Hills Estates offers a large array of fine existing homes, with a few beautiful new home sites left. We hope this welcome letter and other materials available on this site will help you settle in to your new home. Private access leads to a scenic overlook and a beautiful Lake Michigan beach. We're also only about a half-hour from Michigan's Adventure Amusement Park. Neighborhood Association All homeowners in the neighborhood are shareholders of the Norton Hills Estates Recreation Association. Governed by the bylaws, the association's board of directors establishes annual dues, which are assessed on all homeowners to pay for maintenance of common property, improvements, taxes, insurance and other common needs, plus an annual meeting and dinner to which all members in good standing are invited. The annual dues for are $70. In addition to the bylaws, the board of directors establishes rules and regulations to protect property values and the safety and enjoyment of all residents. The neighborhood is also governed by protective covenants. We encourage you to read these documents carefully; if you have any questions, please contact your block chair or any association officer. The association also publishes an annual directory available to members only; copies are available from your block chair. In addition, the association arranges two annual neighborhood garage sales and Goodwill pickups, and plans occasional neighborhood get-togethers. Beach Access Access to the neighborhood beach is restricted to association members and their families and guests. If you're not already familiar with the beach access, ask a neighbor or contact your block chair or any association officer. Schools The neighborhood is served by Mona Shores Public Schools, which consistently rank above average in student performance. The elementary, middle and high schools are all within 5 to 7 minutes of the neighborhood, and school buses run on Dunes Parkway and lower Norcrest Drive. City Services Police and fire protection are provided by the City of Norton Shores. In an emergency, dial 911; for nonemergencies, call 231-798-4391. Residents are entitled to use the Muskegon Area District Library, which has a Norton Shores branch minutes from the neighborhood. All streets in the neighborhood are maintained by the city, and all neighborhood homes are connected to city water and sewer services. Trash Service Homeowners must arrange for private trash pickup; companies offering service in the neighborhood include Ames Disposal (231-744-3031), RMS Recycling & Disposal (231-788-5096), and Sunset Waste Services (800-882-9565). Critical Dunes Area All of Norton Hills Estates, like much of the lakeshore in West Michigan, lies within a critical dunes area, which limits tree-cutting, changing the contours of the land, developing on steep slopes, and other activities that could endanger the dunes. Relevant excerpts from the Natural Resources and Environmental Protection Act of 1994 are available from the Michigan Legislature. Questions?
